How to Get More Direct Bookings for Your Bali Villa or Hotel
Rely less on booking platforms. A practical guide to direct bookings for Bali villas and hotels: your website, Google, direct-only perks and repeat guests.

For a villa or small hotel in Bali, getting more direct bookings does not mean leaving Airbnb, Booking.com or any other platform. It means building a second way for guests to find you and book, so that not every reservation depends on a platform that charges commission and shows your competitors next to you.
This guide sets out a practical order of work for owners and managers: a booking path that works, being findable on Google, a reason to book direct, and a way to bring guests back. It is also honest about what is not under your control. Where we rely on Google’s published rules, we link to them, and those rules change, so check the current version before you plan around them.
Why direct bookings are worth building
Booking platforms are good at one thing: putting your property in front of travellers who are already searching. The trade-offs are that every booking carries a commission (the rate depends on your agreement, so check your own statements), that the guest is searching a page full of alternatives, and that the platform controls how your property is displayed and ranked.
A direct booking is not free either. You pay for a website, a booking tool or payment processing, marketing, and the time spent answering messages. The aim is a healthier mix, not a purist one. Even a modest share of direct bookings gives you a channel you own, and a guest who stays once and books direct next time is usually cheaper to win than a new stranger on a platform.
Step 1: Make booking easy and believable
Guests who have never been to Bali decide on what they can see. Before spending anything on promotion, check that your own site does these basics:
- Real, current photos that match the property, and a clear description of what is included.
- Prices, availability and terms that are easy to find. Cancellation, deposit and payment terms should not be hidden.
- More than one way to ask. A booking form or booking engine for guests who want to book on the spot, and WhatsApp for those who want to ask first.
- A site that loads quickly on a phone. Guests often browse on a phone, and a slow page gives them an easy reason to go back to the platform. Our guide to why a website gets visitors but no enquiries lists the common causes.
- Fast replies. A message left unanswered for hours is often the moment a booking goes to a platform instead.
Step 2: Be findable on Google
Some guests will search Google before they book, and others will look you up after finding you on a platform. There are three places to show up, and each has its own rules.
Your website, through search. A page for each property or room type, with the location, what is nearby and answers to the questions guests ask, gives Google something to show for searches like “villa near [your area]”. This is slow work with no promised result, so set expectations using how long SEO takes.
Google Business Profile. A complete profile helps local searchers find and contact you, but Google has specific rules about who qualifies, particularly for private homes, so read its eligibility guidelines before assuming your villa is covered. Our Google Business Profile guide explains the basics.
Google’s hotel and vacation rental listings. For hotels, Google’s free booking links let your own booking site appear when people search for hotels. Google says there is no cost for clicks on free booking links, and that nobody can pay for a higher ranking. Ranking uses signals including consumer preference, the value offered, landing page experience and how accurate your prices are. The booking page URL must take travellers to your own website to book directly with you, so a social media page or an online travel agency link is not allowed. Hotels that use a reservation system may already be connected through their provider, so ask them.
For villas, the rules are narrower. Google says vacation rentals can be listed if you are a registered property management business with a direct booking website, or if you are listed on a booking site that is integrated with Vacation Rentals on Google. Individually owned homes, individual rooms, shared rooms, partial houses and peer-to-peer rentals are not currently eligible. Google recommends that professional property managers with fewer than 500 properties connect through an approved connectivity provider. In practice, a single-villa owner should ask their booking engine or channel manager whether it is integrated, rather than trying to apply alone.
Step 3: Give guests a reason to book direct
A guest comparing you on a platform and on your own site needs a reason to choose your site. That reason does not have to be a lower price. Options include a free airport transfer, late checkout, a welcome gift, a flexible date change, or a clear promise of who they will deal with before and during the stay.
Before you advertise a lower direct price, read the agreements you have with each platform. Some restrict how you can price or promote direct rates, and breaking them could affect your listing.
Step 4: Bring guests back
The cheapest direct booking is a repeat one. After a stay:
- Send a short thank-you message within a few days, and ask for a review.
- With the guest’s permission, keep their contact details so you can tell them about future availability or seasonal offers.
- Make rebooking simple, with a link to your booking page and a WhatsApp number in every message.

Step 5: Track where bookings come from
You cannot improve what you cannot see. Add one question to every enquiry and booking form: “How did you hear about us?” For links you control, add tracking parameters so your analytics shows the source. Google’s own help notes that clicks on direct links from vacation rental listings are not reported in ad campaigns, so it recommends adding a tracking variable to each URL in your listing feed to attribute that traffic.
What not to do
- Do not drop your platform listings overnight. They still bring discovery, and you need a proven direct channel first.

- Do not promise what you cannot deliver. Honest photos and descriptions lead to better reviews and fewer disputes, which helps on every channel.
